<p>When you want to move away from the snow and the cold, there are many places you can go. You can go to the Southern United States, but it is crowded down there and many are choosing to go to countries that area a bit more exotic. You can go to tropical countries, but these are often unstable and not the best place to live. This leaves Europe, and if you are going to live anywhere in Europe, you should really give Portugal some consideration. </p>
<p>Portugal is a country on the Iberian Peninsula and it is the westernmost country in all of Europe, bordered on the one side by the Atlantic Ocean, and on the other side by Spain. </p>
<p>Portugal is considered to be a developed country and one of the best in the world to live in. It is has the 19<sup>th</sup> highest quality of life according to the The Economist Intelligence Unit, it is the 13<sup>th</sup> most peaceful country in the world and the eighth most globalized. It is a member of the European Union, as well as the Latin Union, the OECD, NATO and the United Nations. </p>
<p>Portugal is very popular among those in northern Europe for the main fact that it has a very warm climate. The climate of Portugal is a Mediterranean climate, and it is one of the warmest countries in all of Europe. The average temperature of Portugal is 13 degrees in the north, and 18 degrees Celsius in the south. </p>
<p>When you are thinking of moving to Portugal, there are several areas where you can choose to live based on the diverse landscape of the country. Portugal is split in half by The Tagus, which is the main river of the country. The northern part of the country has many mountains and plateaus with river valleys, while the south is made up of mostly rolling hills, rivers and plains. The south is warmer, but drier, than the north. </p>
<p>You can live on the coast as well, with great vistas of the Atlantic Ocean that will delight you as you relax on your deck and stare out at the ocean.</p>
<p>Of course, you may not want to live out in the countryside, or in the mountains, you may want to be where the action is, right in the cities. The three largest cities in Portugal are:</p>
<p>1. Lisbon: This is the capital city of Portugal and the largest city in the country with a population of about 564,000. It is the 12<sup>th</sup> largest city in the European Union and nearly three million live in the area around the city. The city features many great museums, restaurants, parks and historical attractions.</p>
<p>2. Porto: This is the second largest city in Portugal with about 220,000 people in the city and 1.1 million people around it. It sits on the coast and is well-known for the wine that comes from the region around it. Again, there are many great attractions in this city that will make any visitor feel at home.</p>
<p>3. Vila Nova de Gaia is the third largest city in the country with a population of 178,255 in the city and 288,749 around the city. It also sits along the ocean and is well-known for the caves around the region where wine is stored and aged.</p>
<p>When you are buying property within the country of Portugal, the first thing you need to do is begin the real estate purchase process by executing the initial contract, which is called the Contrato de Promessa de Compra e Venda. The contract will be drawn up by the notary at the time the contract is signed, executed and you will be called upon to put down a deposit on the home that you are planning on buying. Typically in Portugal this will amount to roughly 10 to 12 percent of the total purchase price. If for whatever reason the person selling the home decides not to go through with the sale, then you will get your deposit back if the contract has not been signed. If you decide to walk away, you will typically lose the deposit that you paid, and if the contract is signed, you will lose the value you paid between 10 to 15 percent. If the seller walks away after the contract is signed, they need to pay back twice the deposit. </p>
<p>If you are going to buy property within Portugal, you also need to get a Fiscal Number from the Tax Office, which is required for foreigners who want to buy property. All you have to do is complete a simple form and submit it, and it will typically be processed immediately. </p>
<p>From the point that the initial contract is signed, to when the final contract and deed is signed, the time it takes is usually only about three to four weeks. </p>
<p>The last thing you have to do when you are purchasing a home in Portugal, after the final contract has been signed, is to pay the Imposto Municipal Sobre, which is a tax imposed on real estate transactions. You also have to register the deed at the Land Registry Office.</p>
<p>One of the great things about Portugal is the fact that as a foreigner, there are no added restrictions in place to you buying property. The rules and regulations you have to follower are typically the same rules and regulations that everyone within Portugal has to follow. </p>
<p>Portugal is an amazing country that is safe, warm and full of history. If you want to live anywhere in Europe, then this is the country you should think about thanks to its amazing landscape, friendly people and unique culture that will make you feel at home almost immediately. All you have to do is find the home that you want for the price you can afford and make the sale a happen. </p>

While many have not thought about moving to Cyprus, you really should. It is a beautiful and warm country where you can get homes for a very cheap price. So, what do you need to know about Cyprus?</p>
<p>Cyprus is an island in the Eastern Mediterranean, which is located south of Turkey and west of Lebanon. It is the third largest island in the Mediterranean Sea and it is a very popular place for tourists. It has a high-income and advanced economy and it routinely ranks very high in the Human Development Index. It is also a member of the European Union, as of May 2004.</p>
<p>The Republic of Cyprus covers the entire island and parts of the water but the republic is actually split into two parts. Roughly 59 per cent of the island is under the Republic of Cyprus, while the rest is called the Turkish Republic of Northern Cyprus, but this is only recognized by Turkey.</p>
<p>Cyprus has a very warm climate with mild winters and hot summers. Snow can fall in the mountains, but generally Cyprus has the warmest climate in the Mediterranean of all countries in the European Union. Many may feel that Cyprus is a country that is not developed but this is not the case as it is highly developed and highly safe. It is a very safe country with very little crime and houses and cars are often unlocked. </p>
<p>Thanks to the warm climate, there is a steady stream of people coming into the country who are seeking to live and work on the island, especially since the country became part of the European Union.</p>
<p>The tourism industry is very strong and that means there is a huge demand for seasonal workers in the area and many of those seasonal workers choose to live in the country all year round. </p>
<p>So, if you are thinking of living and maybe working in Cyprus, what do you need to know?</p>
<p>When you are thinking of moving to Cyprus, you can rest easy in that it is very easy to buy property within the country because it is a member of the European Union. The first thing you need to do is to find a real estate agent in the country who can help you find the property you are looking for. Once you have the property you are looking for, you need to finance the purchase. If a lender is required to do the purchase, you will typically have to come up with a 20 per cent deposit, while the bank will pay the rest of the loan for you. However, you can only get this if you have lived in Cyprus for at least the last five years. If you are a non-permanent resident, then you will have to have a 40 per cent deposit and the bank will cover the remaining 60 per cent for you. For investment and commercial properties, it is a 50/50 split.</p>
<p>Depending on the requirements of the lender, the time to pay back the loan is going to vary. The term can be as low as 10 years, and as high as 30 years. </p>
<p>If you are wondering about the places to live within Cyprus, here is a brief rundown of the regions to buy real estate in Cyprus:</p>
<ol>
<li>Famagusta District: This district contains the most important port in the country, also named Famagusta. There is a population of 37,738 people in the district and the district is currently under control of Turkey with the Cyprus government acting in exile. It is a very beautiful area with a coastal nature park and high points along the sea that individuals can go hiking to.</li>
<li>Kryenia District: This is the smallest of the districts and the only one completely controlled by Turkey. The main town is Kyrenia.</li>
<li>Larnaca District: This district is partly occupied by Turkey and its main city is Larnaca. The district has the most important airport in the country and it has a mosque that is very important to Muslims.</li>
<li>Limassol District: The main town of this district is also named Limassol and part of the district is under the sovereignty of the United Kingdom.</li>
<li>Nicosia District: The main town in this district is the capital city of Nicosia. Turkey occupies the northern part of the city and the district features some amazing scenery and nearly everything you need from a major urban centre.</li>
<li>Paphos District: This district is in the western part of the country, occupied completely by Cyprus with four main cities being Paphos, Yeroskipou, Peyia and Polis Chrysochous. The district occupies 15 per cent of the island and has a population of 76,100. There are many beaches, tiny isles, capes, coves and hilly areas that are extremely beautiful.</li>
</ol>
<p>Cyprus is a very beautiful island and country that is stable, safe, with a strong economy and beautiful scenery. It is warm, it has plenty to do and see and you are close to Europe if you want to go over for a visit. Since it is a member of the European Union, it is very easy to travel to and from the island to Europe. Many are now thinking of buying property within the country because it is such a beautiful place to be and the property is so cheap. As a foreigner, you do have to have more of a down payment when buying property within Cyprus, but you need to remember that if you decide to live in Cyprus for a long period of time, then in only a few years you can have a home with less of a down payment. Living in this country will ensure you will enjoy the winters and the summers, and feel you have made the right choice to live there.</p>

<p>Due to financial troubles in the country, property prices in Spain have fallen to their lowest levels in recent memory. Many North Americans and Europeans are now looking at possibly getting a second home in Spain to take advantage of the nice weather, beautiful landscape and friendly people. Unlike buying property in third-world countries and developing nations, when you buy in Spain you are moving to a country that is a world leader. So, if you are going to buy property in Spain, what do you need to know as a foreigner?</p>
<p>Spain does not have limitations like other countries in foreigners buying homes, so it is actually quote easy to buy a home there. The first thing you need to think of is where you want to live in Spain. Spain has a huge amount of space, and there are many different regions. Do you want to live near the beach, or do you want to live near the mountains? Do you want to live in a city, or a small rural village? Find out where you want to live, before you start looking for property to buy.</p>
<p>When you know where you want to live, contact an independent legal advisor in that region. They will have a clear understanding of the legal system of Spain and they will know the language better than you in most cases. Make sure your advisor is working for you and not tied to any property dealer who you are going through because that could be a conflict of interest that just costs you more money.</p>
<p>Even though prices of homes in Spain are very low, that does not mean you shouldn&#8217;t look at what you can afford. Having enough equity to buy a home will help you a lot, but if you need to get a mortgage, most Spanish banks will offer you a mortgage of 60 to 80 percent of the home price. That means you have to come up with 20 to 40 percent of the home price as a down payment. That can be a lot of money for higher end homes but luckily with record low prices, your down payment will be low as well. The more you have, the more you can get and the less of a mortgage you will be saddled with. Just like you would anywhere else, do your research and shop around with Spanish banks for the best rate. You want to pay as little as possible in interest.</p>
<p>Lastly, you need to have proof of income with your last three pay-slips, six months of bank statements, and a credit report will help when getting a mortgage. Your debt load cannot exceed 35 percent of your total monthly income if you are going to get a Spanish mortgage. It is important to not that that debt load includes your possible Spanish mortgage.</p>
<p>Spain is a beautiful country, so why not take advantage of the low prices now and move there where you can enjoy the scenery, friendly people and amazing food and culture.</p>

<p>Sofia is the largest city in Bulgaria, and the 12<sup>th</sup> largest in all of the European Union, with a population of 1.4 million people. Sitting at the foot of the Mountain Vitosha, it is the center for everything economic, educational and cultural within this country.</p>
<p>Sofia is a great place to live because it offers several opportunities to those living in the city. It has many historical sites, including a UNESCO World Heritage Site in the Boyana Church, which was constructed around 1,000 years ago. As well, along with many great museums, theatres and more, there is the Sofia Zoological Garden, which was created in 1888. Sofia also has a very low unemployment rate of only 2.45 percent.</p>
<p>If you are going to buy property in Sofia, there are some things to consider. First of all, make sure you do the research about the city and the areas within it. You want to make sure you live in an area that reflects your tastes. It is a good idea to have someone you know, or a real estate agent, find homes for you that you can look at from where you are.</p>
<p>Once you have chosen an area to live in, you need to do some more things to ensure that you can buy property within Sofia.</p>
<p>First, you need to establish a LLC (Limited Liability Corporation) within the country of Bulgaria. Foreigners can only buy property within Bulgaria if they are the owners of an LLC. However, it is important to point out that unlike in the United States where a LLC prevents you from assuming the debt of the company; in Bulgaria you do assume the debt.</p>
<p>Second, you need to make sure that you clear your visa with the government before you stay there for too long. You need to have a D status visa from Bulgaria if you are going to be staying there, and in the city of Sofia, for longer than 90 days.</p>
<p>Lastly, you need to get a notary public to oversee the transfer of the home from whoever owns it and to yourself. Only a notary can legalize a property sale within Bulgaria.</p>
<p>All in all, Bulgaria and especially the capital city of Sofia are great places to live. That city has some buildings that are 500 years or more in age, and the history and culture is unmatched by many other cities, not only in Eastern Europe but in the rest of the European Union as well. So, when you decide to buy a home in Sofia, Bulgaria, just make sure you do it right and get the home that you are hoping for. The history of Plovdiv goes back a very long time, roughly 6,000 years, and it has been occupied by some of the largest empires in human history, including the Roman Empire.</p>
<p>Plovdiv was a major Roman city after it was a Thracian settlement and it has been a part of the Byzantine Empire, Bulgarian Empire and Ottoman Empire. The city itself sits on the southern Plovdiv Plain along the banks of the Maritsa River and the city has seven hills surrounding it that stretch to one-quarter of a kilometre high.</p>
<p>The climate of the city is heavily influenced by the Mediterranean Sea, and the temperature difference between winter and summer can be extremely pronounced. Summers are very hot and very dry, with roughly 38 days a year going over 30 degrees Celsius. The winters are quite cold, giving the area an average temperature of 12.3 degrees Celsius. The city is also a major cultural center for Bulgaria, which makes it very popular among foreigners who want to move to the country. There are over 200 archaeological sites in the city including Ottoman baths, two ancient theatres, medieval walls and towers, churches, museums, galleries and more.</p>
<p>If you are going to move to Bulgaria, it is not as easy as just packing up and going to the city of Plovdiv. There are important steps you need to follow.</p>

There is snow along the mountains of the Rila, Balkan and Pirin mountain ranges, mild and sunny temperatures along the Black Sea, and a Mediterranean climate along the plains to the north and the south. No matter what type of weather you like, you will be able to find it somewhere in Bulgaria.</p>
<p>In terms of the type of country you are thinking of buying property in, Bulgaria is not as ranked highly as other countries in Europe, but it ranks much better than countries in Asia, South America and Africa. On the Institute for Economics and Peace&#8217;s Global Peace Index, Bulgaria ranks 56 out of 144. On the Human Development Index, the country is 61 out of 182. On the Corruption Perception Index, Bulgaria sits at 71 out of 180, while on the Global Competitiveness Report it is 76<sup>th</sup> out of 133.</p>
<p>So as you can see, Bulgaria ranks higher than most countries in the world, plus it is a place where you can literally buy a house with nothing more than a credit card. It should come as no surprise then that Bulgaria is growing in popularity as a place to buy a home, with 100 percent capital growth on property investments in the country in just the past year. As a result, prices are beginning to rise, especially in places like Barovets and Pamporovo, two very popular ski resorts within the country. Some areas have seen their housing prices double in just one year, so it is very important that you take advantage of buying a home in Bulgaria before prices get to high. In cities like Varna, Sofia and Barovets, prices are starting to get high, but you can still find plenty of deals if you go out to rural Bulgaria and buy a nice old cottage or home that just needs a bit of renovation. This can be a great investment if it is what you are looking for in Bulgaria.</p>
<p>If you do decide that you want to buy property in Bulgaria, for yourself or as an investment, then the process is pretty much the same as buying a property anywhere else within Europe. You find properties online, have someone you know check out the place, and then make an offer for the place. However, to help with the process, here is quick rundown for you:</p>

This is why a lawyer and someone you know in Bulgaria can be very beneficial because they will be able to check out properties for you and help you find a property. <p><strong>Buying Property In Turkey</strong></p>
<p>Ownership of the real estate in Turkey, comes under the reciprocity principle for a foreign individual. Those countries which allow the Turkish citizens or legal entities to own property in their country, only their citizens are allowed to purchase real estate in Turkey. Those countries are the United States, Canada, Latin America, Africa and most of countries in Europe. </p>
<p>The price for the real estate has increased after the relaxation in the ownership restrictions for the foreigners under the Law No. 5444. a foreigner can purchase a maximum of 30 hectares (74 acres) of real estate in Turkey. More than 73,000 foreigners have bought real estate in Turkey. Buyers who are mostly from England, Germany and Greece have poured US$10.4 billion into the real estate market over five years (2002-2007). The foreign buyer has no restrictions to buy 10% of property and land in officially zoned areas like cities, resorts and towns etc. Ownership of real estate in Turkey, is prohibited for foreigner in the rural areas and also the immediate vicinity of a military zone.</p>
<p>There are many rules and regulations to be followed by the foreigner investor and the process become little tricky to handle. A lot of real estate agents, brokers and also property advisors are available to guide their customers. A real estate agent normally charges 3% from the buyer and 3% from the seller so the total of that becomes 6% of the whole amount. The registration process takes around nine days to finish. The &#8220;title deed of transfer&#8221; is released in about three to nine months, after the application is processed to the court. The registration and notary fees, title deed charges, and including the agent&#8217;s commission is paid by the buyer and the seller is suppose to pay the stamp duty fee along with the commission of the agent. The roundtrip transaction cost around 9.85% = 10.75 % and it also include the fees of the lawyer, notary public, registration, taxes and agents&#8217; fees. The real estate in Turkey is subject to a change of price after one year, five years and ten years according to the latest available data or house price index, inflation is not adjusted here. As for the annual percentage, change in the house price or index from (2005-2006) or the latest data available on the price index upon yearly basis. After five years the annual percentage change in house price index and house prize is from 2001-2006 and then the price change after every ten year is from the index 1996. A landlord can expect gross annual rental income which is expressed as a percentage of price of purchase of the property.</p>
<p>It is highly recommended to have a solicitor to do the conveyancing, though legally there is no such requirement. For buyers of the real estate in Turkey, the government authorises an interpreter for the notarization of the property. The buyer and the seller&#8217;s presence is mandatory at the entry of the title. The economic recession has hit hard the Turkey&#8217;s exports manufacturing sectors and the logistic market is badly affected. This has resulted into the real estate in Turkey slowed down in the line with the rest of world. The consumer confidence is again picking up and retail turn over is growing although the growth rate is slower than the last year. Most of the buyers or occupiers of Turkish real estate are re-locating themselves mostly on the less expensive locations like Asian side of Istanbul.</p>

<p><b>The Adriatic Sea Dream</b></p>
<p>Who does not remember that it was only a couple of years ago when the Adriatic regions of what used to be called Yugoslavia was known for all the wrong reasons. All that we got from the media was generally about bloodshed and what came to be known as ethic cleansing. In a little while the former communist republic began disintegrating and small tribal units were seceding and becoming republics on their own, whether they had international support or not.</p>
<p>Talking about the region today and mentioning places like Montenegro you will elicit a completely new set of feelings, especially from people who are very keen on real estate. Every international investor you know about is jostling for a share of the former hotspot of the bloodbaths of modern Europe because people just discovered the golden coasts that been forgotten for years on end. After the years of war and destruction, reconstruction has begun in earnest and the focal point seems to be the Adriatic coast. There are all manner of developments already taking place and foreign investors are falling over themselves to build up the coastal are and right now it is littered with industrial investments and holiday resorts of the highest standards you can ever imagine.</p>
<p>What seems to have awakened the great interest may be the fact the several celebrities have toured the Adriatic sea coasts of the former Yugoslavia not just as tourists, but they have ended up buying a piece of the cake and you will be in for a surprise if you found who has property in this lovely coast. From film stars to rally champions and all the rest you can mention, the destination is the Adriatic Sea coast and Montenegro is real hot spot currently. You know what follows when famous people invade a place, the prices of property begin sky rocketing and this is what is happening in Montenegro right now. The ordinary Joe will be hard pressed to manage anything at this time. What with prices rising by up to 40% in just one year. </p>
<p>One of the hottest spots in Montenegro where the high and mighty are settling is known as Kotorska Bay, which is a scenic are that has mountains overlooking three sizeable bays and because of space and height limitations, the developments here are not allowed to go more than three storey high. The one thing that has also catapulted the developmental status of this enclave is the recognition by UNESCO to make it a world heritage site. The sandy beaches are always full of people and the cost of property is just not what you would expect of an area with history like this one. </p>
<p>And for those who would love to acquire built up properties, there is no shortage of apartments that have been put up overlooking the sea, where you stay as you enjoy the cool breeze of the evening. All that was lacking due to the bad history that the area went through just a few years ago, moneyed investors and developers are bridging the gap with so much zeal. The good news is that real estate lovers are not letting them down, seizing every available piece of lane or built up apartments. </p>

It is absolutely beautiful and if the available prices are with in your ballpark it is a treat you cannot afford to miss. Not only is this Mediterranean country an interesting as well as beautiful vacation spectacular but the investment potential of owning real estate for personal or business ventures is looking to be very promising.</p>
<p>One may wonder why this magnificent country had not been available until recently. In the late 90’s, once the war had ended and the communistic government had fallen it became more open to foreign land purchases. The property was fairly inexpensive yet several down falls kept most investors at bay. Buying property could take almost 5 years to finalize the excruciating processes. Problems with original ownership ensued because of the original owners such as Serbs had left many properties abandoned after the war. These giving great grievances to those buying from faulty owners who had assumed residence and later tried to sale. The government now though is going to great lengths to make these land values more available.</p>
<p>Not only is the coastline of Croatia amazing but there are also 700 some plus outlying islands. Not all of these are available for sale, as some 300 plus are already owned under private sanctions. Many of Hollywood’s elite have snatched some of these islands already, giving the beautiful Islands and Croatian Coast a glitz of paradise. Many like to follow the trends of Hollywood only adding to the increasing value of this amazing country. Some areas such as the popular city of Dubrovnik are unavailable, in which you would be hard pressed to find properties. This area began soaring in popularity in 2000 and prices have been increasing every since. </p>
<p>However many of the remaining areas are still offering several available properties and lands for sale. The islands of course are made available first to the Croatian government for sanction or resale, so owning your own Mediterranean island may not be impossible but prospects are thinner than to purchase private properties from owners. Current property owners have the rights to sale to whom ever they enter into contract.</p>
<p>While researching your new vacation prospects, include that the Croatian country is soon to be joining the European Union and has been in process since it has been invited in 2005. This may change or alter the market and land availability, which in turn may also drive property prices sky high. If the opportunity presents itself to become a Croatian landowner, investor or vacationer, then it is best you seize the day.</p>
